We’re at that “in between” time of year when frosts arrive and we all can’t believe how Christmas will soon be upon us. Viewings remain steady with a good choice of properties available and there are great buys to be had regardless of the season. Don’t be put off by Santa’s imminent arrival - If you have a property to sell contact us now, as buyers are always on the lookout for a property all through the year, even when the temperature drops. The old adage that everything stops now until Easter no longer applies; location, price and condition are the crucial factors.

More words of wisdom from our very own Mortgage Man – how does he do it!
Tim Malia from Mortgage Advice Bureau comments on why thinking the worst can pay off.

When are you likely to fall seriously ill? More than half of Brits believe the average person making a critical illness claim is over the age of 50. Just under a third say they would be 61 or older.

    
In fact, the average age of a critical illness claimant is 48, according to Legal & General research published today. Given the typical first-time buyer now 37 years old, that claimant is also likely to still be making repayments on a significantly large mortgage.

Luckily, your average critical illness claimant should be able to concentrate on getting better. As long as they took out the right cover, the mortgage repayments should take care of themselves.
But what about the borrowers who lack protection? The same L&G survey found only 13% of Brits had critical illness cover in place.
These days, borrowers cannot rely on government support. The standard weekly rate for statutory sick pay is a mere £85.85 per week – or £343.40 per month – and it only lasts for 28 weeks. An employer may be more generous with their sick pay, but they don’t have to be.
By contrast, the average monthly mortgage payment for someone with a 30% deposit is £580, according to a Halifax study published earlier this year.
In other words, there are many people who have saved up a deposit, found their dream home, taken out a mortgage – and could risk losing it all if they suddenly fell ill.
Taking out a mortgage or remortgaging offers borrowers a good opportunity to revisit their protection plans. Most mortgage advisers will be able to help them put a financial safety net in place if something goes wrong. Speaking to an adviser also allows borrowers to find the type of cover that is suited to their individual needs.
Thinking about future problems might not be quite as appealing as choosing a new home. But if illness does strike, having no financial problems to worry about can only speed up the recovery.

A WORD FROM DERBYSHIRE SURVEYORS



Derbyshire Surveyors cover surveys and valuations on all kinds of residential property. Below are just two examples of properties we have looked at this month.
The most expensive property we have had the pleasure of surveying is a period farm house in Foolow, Hope Valley.
This fine property dates back to the 1700s, and has retained many of its original features. The property stands in 2 acres and has a detached barn.
Due to the age of the property a Building Survey was conducted, which is the most in-depth survey we offer.  Our service included a consultation over the telephone with the client, to talk about their requirements and needs regarding the property.  The visual inspection would have then been completed along with the surveyor communicating with our client on his findings and thoughts.  A valuation was prepared by the surveyor, which gave our client an opinion of value, taking account of the repairs highlighted within the report.
The cheapest property surveyed this month can be found on Sanforth Street, Whittington Moor, Chesterfield.  A two bedroom terraced which has been fully refurbished inside.
We carried out a HomeBuyer Report, which involves commenting on urgent and significant defects the property may have.  This survey helps people to understand any structural issues and the  condition of the property.
A valuation was again carried out to ensure that the price of property is fair.

FINALLY, ON A TROPICAL THEME


While we all shiver and run around the shops getting more and more frazzled as Christmas approaches, spare a thought for our poor old Managing Director, Neil, who is currently sunning himself for 5 WEEKS (!) in Australia, as a delayed celebration for his 60th birthday earlier this year.
Maybe this will set a precedent to have more than two weeks off in one go, but somehow I don’t think he’ll agree with me.
Anyway, when the cat’s away……..
